£350k in year cash benefit: We uncovered facility layout changes left areas unnecessarily serviced by close-control HVAC systems, leading to excessive energy costs. Legacy gas-fired DHWS remained active despite localised electric heating solutions. A phased decommissioning plan was introduced to eliminate redundant infrastructure and cut waste. A technical strategy was developed to repurpose significant waste heat from cooling and heating systems into steam and LTWH systems.
Net Operating Income (NOI) Improvement: Implementing onsite renewable generation and efficiency measures reduces operational costs, directly enhancing NOI. With £350k in annual savings, projected long-term reductions exceed £3.5m over a 10-year period, strengthening asset value and financial resilience.
